VALUE Marktdaten provides data and valuation models for analysing and valuing real estate markets, portfolios and individual properties in Germany. Our portfolio rests on two pillars: the VALUE Market Database, one of the largest real estate market databases in Germany, and VALUE AVM, our independently audited automated valuation model. Both pillars are accessible as web applications and via documented REST interfaces, and additionally via an MCP server for AI assistants.

Two data streams — and a clear separation
Behind the two pillars are two different data sources, which are deliberately used separately.
- Listing data from more than 100 sources, updated daily, with more than 100 verified characteristics per property. It forms the basis of the market database and thus of all market analyses. In valuation, it supports the model parameters — it does not set the price level. What listing data can contribute to statements on rents has been studied scientifically: Alternative Daten für Mietspiegel (alternative data for rent indices), published in Stadtforschung und Statistik 35 (2022) 1.
- Transaction data — real purchase prices from the financing process, recorded by experts, valuers and bank staff. It flows exclusively into valuation and is not part of the market data products.
This separation is not a side issue but a prerequisite: it ensures that valuations are based on prices actually paid and that data from the financing process stays where it was collected for.
Pillar 1: Data — the VALUE Market Database
The VALUE Market Database has been an established data source for the German real estate industry since 2012. It covers real estate price data for residential and commercial properties across Germany from more than 100 sources, is updated daily and provides more than 100 quality-checked variables per property. The data feeds into established index calculations and research projects, among others — for example at vdp Research, in the Postbank Wohnatlas (HWWI), in the IW housing index and in the GREIX of the Kiel Institute for the World Economy.
Pillar 2: Valuation — VALUE AVM
VALUE AVM is our solution for automated value indication and system-supported derivation of market values and mortgage lending values using the comparative value, asset value and income value approaches. Its quality is independently verified: the software has been audited in accordance with IDW PS 880 (audit context including MaRisk, BelWertV, EBA Guidelines on loan origination and monitoring, DORA), its suitability within the meaning of § 19(2) BelWertV (German Mortgage Lending Value Ordinance) has been confirmed by an expert opinion, and model quality is reported against real purchase prices in an annual validation report. More than 200 banks use VALUE values in loan pricing.
Three routes to data and valuation
Whether you work yourself, let your system do the work or ask an AI assistant — there is a suitable access route for every case:

- VALUE Analyst — the market information system: location, property and market analyses based on the market database, with more than 100 filter variables, interactive maps and exports.
- REVA — the Real Estate Valuation Assistant: the web-based valuation environment for VALUE AVM, from location analysis to the auditable valuation report. With separate rights for front office and back office, frozen completions, commissioning of inspections and documents from within the case, and three document types from the full valuation report to the compact version; connected to Europace and Genopace with BaufiSmart.
- Market data API and AVM API — documented REST interfaces (OpenAPI) for integration into your own systems.
- VALUE MCP — the MCP server through which AI assistants retrieve valuations and location information directly.
Proven quality — on both pillars
Our quality statements can be verified, for the data as well as for the model.
The data: measured quality of characteristics
Quality is not claimed but measured per characteristic: for every indexed characteristic, a random-sample statistic on the quality of that characteristic is available at all times, so that the quality of individual variables can be quantified rather than only that of the overall dataset.
- Processing of every delivery: outlier cleansing for price and area information, elimination of duplicates, plausibility checks at the level of individual cases — supported by free-text and image analyses
- Ongoing sample checks of the delivered data and expert validation based on statistical indicators
- External benchmark: the VALUE data closely match the analyses of the local valuation committees (Gutachterausschüsse) in structure and level — measured at the level of spatial planning regions and therefore evidence of the price level across the country, not of accuracy in an individual neighbourhood
Measurements are taken against human-verified reference values: since 2011, more than 4 million individual checks on more than 50,000 listings from more than 160 sources have been carried out in this way, some of them additionally double-checked under the four-eyes principle. For less than 0.5 % of the checked characteristics, the extracted value deviates from the reference value. The comparison runs daily against the entire reference dataset and has been stable for years. The unit of reference is individual property characteristics, not entire listings.
The model: independently audited
- Software audit in accordance with IDW PS 880 by an auditing firm (audit context: MaRisk, BelWertV, EBA Guidelines on loan origination and monitoring, DORA)
- Expert confirmation of suitability for determining the comparative value under § 19(2) BelWertV — first in 2024, most recently updated in December 2025
- Annual validation report that measures the model values against real purchase prices

Real estate market data for researchers and consultants
Valid data is the foundation of successful real estate market monitoring.
We offer a representative sample of the real estate markets and thus provide a reliable data basis for ongoing market analysis and housing market monitoring, for preparing real estate market reports and for carrying out sub-market analyses and special evaluations of particular listing segments.
In addition to many details on the characteristics of the properties, the database contains numerous spatial levels of analysis: from postcode areas, city districts, municipalities and districts and NUTS levels up to the federal states, our data can be aggregated, visualised and analysed.
VALUE Analyst makes research processes considerably more efficient: in addition to on-the-fly calculations of price developments for any spatial unit, you can create comparison tables and benchmarks of different property types or spatial units, price indices and high-resolution maps in just a few steps.
Real estate price data for portfolio managers
Ongoing small-scale market monitoring is indispensable for portfolio management.
The VALUE Market Database offers up-to-date and comprehensive data for the ongoing derivation of market rents and prices for every location. Characteristics in the database such as year of construction, area, quality, condition or provider enable a well-matched and realistic assessment of the current market and competitive situation.
Benefit from our experience and our proven tools for efficient market orientation in ongoing portfolio management: VALUE Marktdaten offers housing companies, valuers, asset managers and portfolio analysts an efficient way to link current market rents or purchase prices with their portfolio, thereby optimising ongoing portfolio monitoring.
Real estate data for acquisition and sales managers
Acquisition and sales processes always depend on up-to-date market information.
The VALUE Market Database contains current prices, multipliers and yield indicators, providing sound information for the preliminary assessment of offers and a reliable basis for negotiation in the transaction process.
Use your information advantage and argue in real time with VALUE Analyst. Strengthen your information base by drawing on price developments and distributions, and back up your position with comparables.
Market rents for letting managers
Successful letting management requires the availability of detailed and up-to-date market rents.
What rents do competitors charge for comparable qualities in the surrounding area, and how long does it take them to let? How have the market rents of individual providers changed over the marketing period, and how have rents developed in general in the vicinity of your properties? How do rents compare with the city as a whole? These are all questions you can answer with the VALUE Market Database.
With VALUE Analyst, you can generate the key indicators for successful letting management at the push of a button. This significantly reduces your research effort without having to maintain your own data processing capacities to optimise marketing.
Real estate market data for project developers and property developers
Every project development starts with a market analysis.
With our database, you gain a comprehensive picture of the current market situation and can assess in advance whether a detailed location analysis is worthwhile. Especially in land acquisition, the VALUE Market Database saves you valuable time and gives you a solid foundation for price negotiations.
Analyse purchase prices and rents in the new-build market, current marketing times and the competitive situation at the location, and pull comparables with VALUE Analyst.
For enquiries about property valuations, we will be happy to put you in touch with our colleagues at Value AG.
Data for real estate valuers
Real estate valuation depends heavily on up-to-date market information.
With the price data from VALUE Marktdaten, you can supplement your property valuation with current and precise listing data. Our market and existing-tenancy rents are particularly suitable for valuations in the context of housing companies’ financial reporting or for income value calculations to derive sustainable rents. The data is especially useful when official data is missing or not sufficiently up to date.
High topicality, nationwide availability, a uniform data structure and historical time series all contribute to efficient property valuation. VALUE Analyst provides time series, comparables and price level maps at the push of a button, reducing your research effort.
Property valuation for banks and savings banks
In the lending process, what counts is a reliable value — and fast.
VALUE AVM delivers market values and mortgage lending values in accordance with ImmoWertV and BelWertV in milliseconds — for preliminary checks in the application, for pricing and for the ongoing monitoring and revaluation of real estate collateral as provided for in the EBA Guidelines. Its suitability for determining the comparative value under § 19(2) BelWertV has been confirmed by an expert opinion, and the software has been audited in accordance with IDW PS 880.
For the auditable individual valuation — simplified under § 24 BelWertV or full under the Pfandbrief Act (PfandBG) — REVA is available: with separate rights for front office and back office, frozen completions and read-only access for internal audit. Via Europace and Genopace with BaufiSmart, the valuation is created directly in the ongoing loan application.
Property valuation for real estate agents
A well-founded value estimate wins mandates.
With VALUE AVM, agents receive a value indication with a range for every address, plus the asking price from comparable listings, comparable properties nearby, the typical marketing period and the location rating. This supports the acquisition meeting and setting the asking price — traceable rather than based on gut feeling.
Those who want to hand over documented valuations use REVA: real estate agencies create valuation reports there with location, market data and the values of the approaches, which they can present to owners and lenders.
Valuation software for appraisers and valuers
Less research, more assessment.
REVA takes the recurring steps off appraisers’ hands: data collection, pre-filling of plausible inputs, calculation path and documentation. Standard land values, construction price indices, market adjustment factors, property yields and comparative values are integrated, and every input can be changed with a justification. Inspections and documents such as land register extracts or cadastral maps can be commissioned directly from within the case. The decision on the value remains with the valuer.
Automated revaluation for portfolio holders and housing companies
Value entire portfolios, not just individual properties.
Via the AVM API, housing companies, asset managers and funds value their portfolios at scale — with market value, market rent and existing-tenancy rent, income indicators and value at risk. The energy indicator estimate approximates energy consumption, CO₂ emissions and retrofit costs per property, providing a basis for ESG analyses.
Real estate price data for agents
Knowing price structures and market trends is essential for real estate agents.
Price maps, market developments and property information such as price history and marketing period improve your market overview and thus contribute to your success. An edge through knowledge: with our real estate price data, you are always one step ahead of your competitors — in customer and sales meetings as well as in pricing.
With VALUE Analyst, you have the right tool for your individual expertise.
APIs for developers, IT and platforms
Data and valuation where your processes run.
The market data API and the AVM API are REST interfaces with an OpenAPI specification, a test environment and release notes that announce changes in advance. The interfaces describe themselves — mandatory fields, method description and validation report can be retrieved by machine. For lending platforms and core banking systems, REVA can also be connected, with JSON output of the results.
MCP server for AI assistants and agents
Proven values instead of estimated figures — in the chat, too.
Via the VALUE MCP server, AI assistants and agent systems retrieve valuations, location information and property characteristics directly whenever a question calls for it. The answer comes with a value range and approach from VALUE AVM. If mandatory inputs are missing, the assistant asks for them instead of inventing values — of interest to proptechs, banks with their own assistants and anyone building AI applications related to real estate.
